Peninsula Commercial will remit the net revenue from renting, leasing, operating and managing of the property to owner with an itemized statement of receipts and expenditures and a narrative report on or before the twentieth (20th) day of the following month.

One of our property managers will renew and/or cancel leases, collect rents and appropriate additional charges, institute and prosecute actions to evict tenants, and sue, when required, in the name of the owner.

We can hire, supervise and discharge all labor and employees required for the operation and maintenance of the property.

Peninsula Commercial will deposit all funds collected for owner in a national or state institution qualified to engage in the banking or trust business.

We can solicit bids, evaluate bids and contract for fire, liability, or any other insurance required upon the premises on an annual basis. Also, manager shall be authorized to pay mortgage indebtedness, property and employee taxes, and special assessments imposed by governmental authority.

We can solicit bids, evaluate bids and contract on an annual basis for other services required upon the premises, included, but not limited to general maintenance services, HVAC maintenance and service contracts, landscape maintenance contracts, electricity, gas, water and sewer, exterminating services, and cartage services.

One of our property managers can make or cause to be made and supervise repairs and alterations to the premises. Manager will secure the prior approval of owner for all expenditures in excess of one thousand ($1,000.00) dollars.

We will visit the property on a weekly basis.
